A Whole New Way of Looking at Things

In spring of 2008, the real estate crash hit Birmingham full force. Up until that point, the city's good economic base and large population as well as its position as the largest community in the state had kept business on its feet.

However, the recession finally hit last year and the result was a market freefall. As is the case in most of the United States, the real estate market has suffered much worse than the one to the north. Riverdale Toronto real estate has taken a hit, for example, but the average house still sells for a higher price and faster than one in Alabama.

The big crash has forced those who measure the market in Alabama to take a different approach when measuring the market. Where Brooklin home trends in Ontario may be looked at over a period of several months, or a year, analysts in Birmingham have begun to track sales strictly month to month. An increased number of homes sold over the previous month is cause for professionals in the market to rejoice!

Still a Buyer's Market

Even with month to month tracking taking place, sellers in the Birmingham area should consider hanging on to their property, if possible. A good example to illustrate why is the one in the condo market.

As a larger city, Birmingham has its share of trendy condos and lofts. During the last year, even the hip nature of these residences has been unable to save prices from plummeting. Condos and lofts are both on the market for months longer than they were just two years ago, and almost without exception buyers are paying less than asking price for these units.

Compare that with a complex such as Liberty Village condos in Toronto Canada. Sure the city is a bit bigger, but that does not account for the fact that there are buyers at the door waiting for a unit to go up for sale, something that is just not the case in Birmingham these days. If you are thinking about selling your condo, then, and have some time to wait it out, make sure and do so.

Of course, all this is great news for those looking to buy houses for sale. Brampton Ontario home owners will find that they can get great deals on similar homes if they were to move to Birmingham, and it's the same case with many international markets.

Current market conditions in Birmingham still lean strongly towards the buyer. Now is the time to buy in the city, particularly if you are moving in from out of the area.
